This offer does not constitute a contract, right, or guarantee to purchase. The zero percent down offer recipient is under no obligation to enter into or complete a contract at time of unit delivery. Only one studio unit home is available for this offer and this offer will be made exclusively available to one potential purchaser, selected at random, from those applied for consideration and who is a first time home purchaser with the intention to use the home as a primary residence. This offer must be accepted as awarded and will have no cash equivalent and is not transferable or refundable. No substitutions are permitted.

Participants for this offer understand and acknowledge that they may not seek reimbursement or pursue any legal or equitable remedy from Developer should this offer fail to be fit for its purpose or is in any way unsatisfactory, including, but not limited to, the potential purchaser not having the ability to complete the purchase at time of delivery, for any reason. The confirmed recipient of this offer agrees to waive all recourse against the Developer if his/her zero percent down offer or a component thereof does not prove satisfactory, either in whole or in part.

The recipient of the zero percent down offer acknowledges that any inability on their part to secure required funds of financing to complete a contract of sale on the applicable studio home is not the responsibility of the Developer, and will thus negate the offer in full.

The recipient of this offer will be required to execute a release, waiver and indemnity in favor of the Millennial Developments, its officers, directors, employees and agents, releas­ing the aforesaid from any and all liability, damages, costs and expenses which may be suffered or incurred by the winner arising from or in any way connected to the prizes awarded and indemnifying the aforesaid in respect of any such claim of any third party.

The Developer or its designated representative will make a minimum of three (3) attempts to contact the potential winner within five (5) business days of the offer being extended. If the potential recipient cannot be contacted within five (5) business days, or if there is a return of any notification as undeliverable; then he/she may, in the sole and absolute discretion of the Developer, be disqualified (and, if disqualified, will forfeit all rights to the offer) and the Developer reserves the right, in their sole and absolute discretion and time permitting, to randomly select an alternate recipient from among those who have registered to express interest.

This offer is subject to all applicable federal, provincial, territorial and municipal laws. The decisions of the Developer with respect to all aspects of this offer are final and binding on all entrants without right of appeal. Anyone deemed by the Developer to be in violation of the Developer’s interpretation of the letter and/or spirit of this offer and its considerations for any reason is subject to disqualification from the offer in sole and absolute discretion of the developer at any time.

A registrant who is extended the zero percent down offer may be required to provide proof (in a form acceptable to the Developer) that he/she is a first time real estate purchaser with the intent to use the property as a primary residence at time of taking official possession of the property.

The Sponsor reserves the right to cancel, withdraw, amend or suspend this offer (or to amend these terms) in any way, and/or reserves the right to cancel, amend or suspend this offer, or to amend these terms, in any way without prior notice or obligation, in the event of any accident, printing, administrative, or other error of any kind, or for any other reason whatsoever.
